FTZ Warehouse Space
Currently, Waterfront operates 40,000 square feet of active FTZ warehouse space. In addition, the majority of our 85-acre campus is designated as a Magnet FTZ site and can be activated for dedicated customer use with a minimum of 12 months' notice, providing a scalable long-term solution for companies with growing import and distribution requirements.
Goods Commerce
Waterfront Logistics' FTZ warehousing helps importers improve cash flow by deferring duty payments until goods enter U.S. commerce. Duties may also be reduced through inverted tariff treatment for qualifying manufacturing operations or eliminated entirely on goods exported directly from the FTZ. Companies also benefit from lower Merchandise Processing Fees (MPF), simplified customs procedures through weekly entry filing, and greater flexibility in managing inventory and distribution.
Importers Serving Multiple Markets
For importers serving multiple markets, an FTZ provides a strategic advantage by allowing inventory to be positioned close to major ports while delaying customs costs until products are sold or shipped. This is especially valuable for businesses with seasonal demand, international distribution networks, or high-value imported inventory. The ability to expand into additional FTZ-designated space on Waterfront's campus provides customers with a clear growth path without relocating operations.
